1. Establish a Realistic Total Budget

Before shortlisting properties, calculate your total purchasing capacity. Remember that the agreement value is only part of the cost; factor in Stamp Duty (4%–7%), Registration Fees (1%), GST for under-construction units (5%), and interior fit-out expenses.

2. Obtain Home Loan Pre-Approval

Securing a bank pre-approval letter gives you negotiating leverage with sellers and sets strict budget boundaries. Banks assess your CIBIL score (750+ recommended) and Debt-to-Income ratio (should stay under 40%).

3. Verify RERA Registration & Legal Clearance

Ensure the project is registered under state RERA (e.g., UP-RERA, MahaRERA). Verify title deeds, encumbrance certificates, and municipal commencement certificates through a qualified advocate.
